Paradise Valley Neighborhoods At the Scottsdale Periphery

CAMELBACK COUNTRY ESTATES 

The Camelback Country Estates neighborhoods comprise the entire northeast quadrant of Paradise Valley Township. The borders are Shea Blvd to the north, Scottsdale Rd to the east, Tatum Blvd to the west and Lincoln Drive bordering  the new Ritz-Carlton Paradise Valley to the south.

 Many consider this the most active and family-friendly neighborhoods of Paradise Valley.

Although there are a few gated communities within the area, most of PV is ungated, and many of those who did have homeowner's associations were abandoned over time. However, with the growth in short-term-rentals, there is a strong movement to ressurect HOA commmunities specifically to create rental restrictions. Your due diligence should include this investigation, which frequently requires inquiries with the neighbors. Many homes are on septic and private water, and others are tied into city sewer systems. It is recommended that you work with a real estate professional familiar with the area to avoid unpleasant surprises.

The Camelback Country Estates quadrant of PV allows you to ride your bike for hours without crossing a major artillery road, play golf at one of the two PV country clubs, or walk on both flat roads and incline. Bicycling groups gather here at the Scottsdale periphery for daily rides amongst dog walkers and strollers. You will find this to be the most family-friendly, active lifestyle areas of the Town, anchored by some of the nation's top public schools. Residents enjoy the cool mornings and dusk year round, yes, even in most of the summer months when our lack of humidity really shines!

Because of the minimum acre lots that date back to the Township’s incorporation in the early 1960s, you will find large grassy yards, tennis courts, shady sidewalks, front porches, runners, road bikes, and dog walkers. And because it is in the foothills, the streets provide even the most athletic of its residents a great workout. Outdoor enthusiasts enjoy the variations in incline for walking, jogging and bicycling. Wide lot set-backs, filled with indigenous flowering desert vegetation provide golf course and mountain views. Dark sky ordinances at dusk, allow for dramatic sunset walks.

 

 

You can walk or ride your bike to Paradise Valley Country Club, the Camelback Inn or the Camelback Country Club, which features 36 championship holes (more below) and currently has a 10 year wait list. For road bikes and runners  there are plenty of views and inclines to choose from. This residential oasis is most appealing due to its proximity to the city centers of Scottsdale and Phoenix, and everything you need is within a five minute drive:  Bordered by Scottsdale Road, Gainey and Mccormick Ranch to the East, and Phoenix to the West. Groceries: Fry's, Safeway, Whole Foods, Trader Joes and Sprouts. Salons:  Hair, nails, massage, wax and cosmetic specialties. Restaurants: Coffee, Pubs, Wine Bars, Sushi, Italian, Indian, Gelato, Poke, Chinese, Korean, Breakfast, and dozens more. Fitness: Full Fitness Clubs like the Gainey Village and Orange Theory, as well as other specialities like Yoga and Pilates and more. Shopping: Women's boutiques, Men's Specialty, furniture, jewlery and more. Resorts: Gainey Hyatt, complete with lazy river and gondolas. Ritz-Carlton Paradiise Valley, the brand's only new development in two decades.  Golf: McCormick Ranch, Gainey Hyatt, Orangetree, Scottsdale Country Club, Camelback Country Club, Paradise Valley Country Club, Mountain Shadows and more.

 

PARADISE VALLEY ARIZONA

Paradise Valley (PV) Arizona is a small residential community at the base of Camelback Mountain and the Phoenix Mountain Preserve, surrounded by Phoenix to the west and Scottsdale to the east. PV consists of approximately 5,800 households on minimum one acre lots, with no commercial developments with the exception of a handful of Arizona's best resorts, including the new Ritz Carlton Paradise Valley currently under construction.

  Arizona's most expensive home is planned for Paradise Valley.  According to the Phoenix Business Journal Feb 28, 2023, a $75 million 40,000-square-foot estate is underway in PV.

 

PARADISE VALLEY:

Recognized for its celebrity sightings, luxury estates and gated compounds, PV is a small residential community of 13,000 residents, city services, and a Police Department. Many of the neighborhoods here are not governed by HOA, yet pride of ownership is apparent:  PV is in the top 10% of wealthiest and safest places in the state, where estates can exceed $30 Million. There are no Property Taxes in the PV Township, thanks to some of the most exclusive resorts in Arizona.

Location, Location, Location. Paradise Valley is located at the base of Camelback and Mummy Mountains, some of the Valley's most recognizable landmarks. On the west side of Tatum, the Valley is set into the Phoenix Mountain Preserve, offering over 200 miles of trails and great city views of the Phoenix and Scottsdale skylines! Bordered to the East by Scottsdale Road, The Camelback Country Estates quadrant of PV is a short hike to some of the best and ever-changing restaurants, shopping and entertainment in the U.S. A few miles away, the Ritz Paradise Valley and 110 acres of Ritz branded homesites is well under construction, the first resort built under the brand in two dozen years. Adjacent will be what is advertised as the greatest shopping district in the west, with prominence greater than Rodeo Drive in Beverly Hills. AIRPORT

15 minutes to downtown Phoenix and Sky Harbor Airport. Flying private? 15 minutes the other direction to Scottsdale Airport. It's also 15 minutes to the Hwy 101 Loop at Shea, which wraps around the Valley with little congestion. 15 minutes west to the 51 to downtown or the Biltmore.

RESTAURANTS, SHOPS, SALONS:

Bordered by Scottsdale Road, the CCE neighborhoods are walking distance to coffee, shops, restuarants at Gainey, Located half way between Old Town Scottsdale and Kierland/Scottsdale Quarter. 15 minutes takes you to either Old Town Scottsdale to the south, or Kierland/Scottsdale Corridor to the north. A little further south you will find the Ritz-Carlton Paradise Valley with shopping promoted as the best shopping experience in North America, with expected completion 2024.

 

SCHOOLS:

Scottsdale’s renown  3-C Schools are located here. How many elementary schools can boast of a local police presence? Welcome to Cherokee Elementary, where the PV Police Department maintains a substation. Historically enjoying some of the longest wait lists in the state, the campus was completely redesigned and rebuilt ready for the post-Covid enrollment. Nearby Chaparral High has a national award winning athletic program attracting students from out of state as well as overseas. Phoenix Country Day and Tesseract are also located here.

Due to their popularity, Enrollment for the current school year is limited to households within the boundaries. It can be confusing, as there is a nearby Paradise Valley Unified School District 69, which is actually in a City of Phoenix planning district called Paradise Valley Urban Village. Some of our neighbors here between Shea and Mountainview have a Paradise Valley Township mailing address and large one acre lots with all the same attributes as a PV home, but are actually in this Phoenix Urban Village. These neighborhoods are our PV Gateway homes and we support their lobbying efforts to fight pressures to increase density and otherwise harm the character of the neighborhood.

 

CAMELBACK COUNTRY CLUB

The Camelback Inn Golf Club features 36 championship holes. Two scenic courses, Ambiente and Padre, boast native grasses, lakes, lofty trees and mountain views. The terrain, with its elevation changes, bunkers and water holes, challenges golfers of all skill levels.  The Ambiente Course was re-designed in 2017 by notable golf architect Jason Straka on behalf of Hurdzan Fry Environmental Golf Design. This 7,225-yard, par 72 course challenges players with eye-catching elevation changes and rolling fairways of significant drops. The landscape is made up of mountain vistas, native trees and wildflowers. Mindful of its surroundings, this Arizona course was specifically created to be eco-friendly and sustainable.

 

PARADISE VALLEY COUNTRY CLUB

The Paradise Valley Country Club is world renown, and the wait list which typically exceeds ten years, demonstrates its popularity. The 18 hole course runs along Tatum to the west and Lincoln to the south. Here it is not uncommon to find yourself dining next to Sandra Day O'Connor, the Govenor or a visiting celebrity. How are Prices Holding?

The luxury home market here remains strong. Here is the most recent (as of January 2024) Luxury Home Marketing Institute's report, including local reports on Scottsdale and Paradise Valley.

Since early 2023, luxury home buyers continues to demand fully remodeled and updated homes. The luxury report states “Despite escalating prices, it seems that buying a fixer-upper is still not on the radar of the affluent …. they simply do not want the hassle.”  And according to what I am seeing every day here, this trend is continues!
